THE CHALLENGE

Outdated systems with high costs

Five Seasons Family Sports Clubs is a leading edge, state-of-the-art, family-focused, sports-related business comprising six full-service sports clubs located in attractive markets and offering members a unique combination of fitness, tennis, swimming and high-end amenities such as top level instruction in tennis and fitness, spa services and casual dining.

Five Seasons Family Sports Clubs was founded in 1988 and operates six clubs located in Northbrook and Burr Ridge, IL; Cincinnati and Dayton, OH; Crestview Hills, KY; and Indianapolis, IN.

In the challenging market of sports & recreation clubs, bottom line operating costs are critical to maintain in order to retain and expand membership. Updated building systems not only reduce operational costs but, more importantly, greatly enhance the member experience. Outdated, end-of-life and inefficient lighting & HVAC systems were identified in a comprehensive Building Energy Audit performed by National Energy Control.

The Building Report identified key areas for operational cost reductions by upgrading Lighting & HVAC systems which represented over 84% of total electrical costs.

THE SOLUTION

40% Reduced costs

National Energy Control partnered with strategic partner OJS Building Services to provide a uniquely structured Energy Efficiency project which included comprehensive Energy Conservation Measures. As a result of a ASHRAE Audit performed by NEC and OJS, the following ECMs were identified:

  1. Facility-wide LED Lighting upgrade.
  2. HVAC upgrades including a Building Management System.
  3. Updated kitchen & laundry equipment.
  4. Building envelope improvement with new tennis ceiling liner.

The entire Solution was funded through PACE (Property Assessed Clean Energy) which is paid for through a special Property Tax Assessment with a term of up to 20 years. The unique structure of PACE eliminated the need for capital funds from Five Seasons and generated positive cash flow throughout the PACE Term.
